Southern New Hampshire
Basements, three-car garages and new construction from Salem and Windham up through Bedford, Manchester and Concord.
Southern New Hampshire is one of the busiest parts of our map. A lot of the calls we get come from the towns between the Massachusetts line and Concord, and they tend to sound alike: a family with a newer colonial, a basement that is finished or about to be, and a winter that is long enough to make indoor golf worth the investment.
We drive up from our shop in Norwood, so Salem, Windham and Nashua are closer to us than much of the South Shore. We design the room, supply the simulator, install it, calibrate it and teach you to use it. If the room needs framing, electrical or HVAC work, we coordinate it with your builder or bring in local trades we trust and manage them for you.
Homes in southern New Hampshire
Most of the houses we see here were built between the 1980s and today. Colonials and capes on an acre or more, a two- or three-car garage, and a full basement. That can work for a simulator, but most foundations from that era were poured with 8-foot walls. Once you add a floor, drop a ceiling and run ducts, you are often left with about 7 feet 6 inches. A full driver swing needs more than that for most adults.
There are a few ways around it. Sometimes the ductwork can be moved to a soffit along one wall so the hitting zone keeps the full joist height. Sometimes the answer is the garage, where ceilings are usually 9 to 10 feet and the depth is already there. And for families who mostly want short game, putting and the kids' swings, a lower room can still work well with the right launch monitor and screen size. We measure before we recommend anything.
Digging a basement deeper is rarely practical here. Southern New Hampshire sits on ledge, and lowering a slab can mean blasting or chipping granite under the house. We will tell you when the numbers point somewhere else.
New construction is the best case. Towns like Bedford, Hollis, Amherst and Windham still have a steady run of new builds. If you are building, call us before the foundation is poured. Asking your builder for 9- or 10-foot basement walls in one section costs far less now than any fix later. We can also give your electrician the circuits, conduit and blocking we need so nothing gets cut open after drywall.
Winter and the garage question
Winter here runs from November into April, which is exactly why people want a simulator. It also shapes where it goes. A basement stays warm and dry once it is finished. A garage does not unless you heat it.
If the simulator goes in the garage, plan on heat. A mini-split or radiant floor keeps the room comfortable and keeps the projector and computer inside their rated range, which for most equipment starts around 40 degrees. Cold also stiffens hitting mats and changes how a ball comes off the face. We size the heat with whoever does your HVAC, and we can put the room on a schedule so it warms up before you get home.
Rooms that work in southern New Hampshire
Finished basement bays
A finished basement is often the right room here. We plan the screen wall, the hitting area and seating around the beams, posts and ductwork you already have.
Heated garage bays
A retractable screen lets the car come back in when you are not playing. Garages here usually have the height a basement lacks.
Rooms in new construction
We work from your plans so the ceiling height, wiring and room shape are right before the walls close.
Bonus rooms over the garage
Some newer colonials have a large room over the garage. If the ceiling height works, it makes a good simulator room away from the living space.

How a project runs in southern New Hampshire
For southern New Hampshire we usually do the site visit on a weekday and combine it with other visits in the area. Installs are scheduled as a block, and most residential rooms take two to five days on site. Our crew drives up each morning for jobs near the state line. Farther north, around Concord, we may stay over for a longer install.
Tell us about the room
Use the design form to send photos and rough measurements. We reply within one business day with a first read on whether a simulator fits.
Site visit
We laser-measure the room and model swing clearance for every player in the house, then look at power, lighting, ventilation and where the equipment will live.
Design and proposal
You get a room plan and one price covering the simulator, screen, enclosure, installation, calibration and training.
Room preparation
If the room needs framing, electrical or HVAC work, we coordinate it with your builder or bring in local trades and manage them.
Installation
Most residential rooms take two to five days on site. Rooms that need construction first take longer.
Calibration, training and service
We calibrate the launch monitor, set up your software and courses, train everyone who will use it, and stay on call afterward.
Common questions
- My basement ceiling is about 7 feet 6 inches. Can I still have a simulator?
- Possibly, but it depends on who is swinging. We measure the room and model swing clearance for each player. If a full driver swing will not fit, we will show you what does, whether that is moving ductwork, using the garage, or a setup built around irons and short game.
- We are building a new house in Bedford. When should we call?
- Before the foundation is poured, if you can. That is when ceiling height is cheapest to get right. We can work from your plans and send your builder and electrician what we need.
- Do you install in the Concord and Hooksett area?
- Yes. Concord, Bow, Hooksett and the towns around them are part of our regular southern New Hampshire area.
